How do I ask for a quote for a building?

Write to us at info@lirabo.com or call 051 226693 (we answer the phone in Italian). Tell us the address of the building, how many homes it has and the kind of system it has (water, central heating or both). We will get back to you and work out the right proposal with you. All our details are on the contact page.

What information do you need to start the service?

Usually we need the details of the building (the address and how many homes there are), a list of the homes with the names of the people living in them, and information about the system and any devices already fitted. Exactly what is needed depends on the service you choose: we tell you when we set it up, step by step.

How do you handle a change of tenant?

With a change of account holder. When a new tenant moves in you can tell us yourself, or send the person straight to our offices: we record the new name, so that the figures and the shares are right from the start. The forms are on the forms page. The forms themselves are in Italian.

When do the cost allocation statements arrive?

It depends on the reading calendar for the building and, for heating, on the heating season. We agree the timing when the service starts, so that you have the statements in time for the accounts and for the residents' meeting. For the calendar of one particular building, get in touch.

How does your help with unpaid accounts work?

We offer a credit management service: we follow up the money that has not been paid. It helps you keep track of the unpaid accounts in the buildings you manage. How it works in practice is agreed case by case, according to what the building needs: talk to us about it to see how it would apply to your buildings.

The 2027 requirement: who votes on it, and how do you plan the work?

The decision is for the residents' meeting, which votes on the work. Our job is to get you there prepared: we check the state of the system, we prepare a clear proposal for you to put to the residents, and we plan the work before the deadline of 1 January 2027, when metering devices will have to be readable remotely (D.Lgs. 102/2014, as later amended). The manager portal: what does it show?

It is the private area where the data for your buildings is always available, for you to look at on your own, even outside office hours. It is only for the building managers who work with us: if you are a client and you do not have your login details, get in touch. Go to the manager portal.
