The 2027 requirement: is your system ready?

What the law says

What the rule asks for

D.Lgs. 102/2014 e s.m.i. — the Italian law that applies the European energy efficiency directive in Italy — says that by 1 January 2027 the devices that measure heat use must be readable remotely.

"Readable remotely" means the reading travels by radio: no technician has to come into your home, or make an appointment, to read the devices on your radiators and the meters. Readings become more frequent and more accurate, and the way the cost is shared out becomes clearer for everyone.

It applies to buildings with central heating where the heat cost allocators or the meters still cannot send their data remotely.

What you risk by not upgrading

No need to panic: the deadline has been known for a long time and there is still time to get organised. Ignoring it, though, has real consequences.

Cost allocation that does not comply

With devices that do not meet the rules, heating costs are no longer shared out the way the law requires: a problem for the whole building.

Possible fines

The law sets administrative fines for anyone who does not meet the metering requirements. Upgrading in good time is the easiest way to stop thinking about it.

The right moment

Why it is better to start now than at the last minute

An upgrade in a building is not done in a week. First comes the site visit. Then the owners' meeting has to discuss it and vote — and meetings are held when they are held, often once or twice a year. Only after that can the work be planned, with access arranged to dozens of homes.

Put end to end, these steps take months. And the closer the 1 January 2027 deadline gets, the more buildings will move at the same time. Whoever leaves it late finds queues, full calendars and worse terms. Start now and you can choose calmly, vote without rushing, and reach the deadline with your system already in order.

How do I know whether my system already complies?

A simple clue: to take the readings, does a technician still have to come into your home, or go door to door by appointment? If so, the devices are probably not readable remotely. The surest way to know is to let us check the system: get in touch and we will tell you for certain whether anything needs doing.

Who decides on the work in a building?

The upgrade affects the shared parts of the system, so the decision belongs to the owners' meeting, which the building manager calls. We prepare the technical paperwork and the proposal, so the meeting can vote with everything in front of it. If you are a resident, talk to your building manager.

How long does the installation take?

It depends on how many homes there are and on the type of device. The work inside a single home is usually quick. We set the overall schedule after the site visit, together with the building manager, to keep the disruption down.

Can the existing heat cost allocators be reused?

Sometimes yes: some newer devices can already send their data remotely. We check this during the site visit: where we can, we keep what already complies and replace only what has to be replaced.

What happens after the installation?

We test the system and then we take care of it. The readings arrive remotely, with no appointments at home, and each home's share of the cost is worked out from the data we collect. The building manager finds everything in the dedicated portal.

How much does the upgrade cost?

There is no single price: it depends on the system, on how many devices there are and on what can be reused. That is why we always start with the site visit: the quote is built on what we find there. Write to us or call us to arrange one.
